The best area to live in Nha Trang depends on what you want from the city: noise and services in the centre, a Russian-speaking community in the north, or quiet in the south. By July 2026 market reviews a studio costs about $220 in the north and up to $500 in the centre, and in the low season you can negotiate it down further.
Which Nha Trang area fits a stay of three months or more?
Five zones work for long stays: the centre around Tran Phu, the north beyond the bridges, the south near Lotte Mart, the west, and the gated An Vien estate. Since 1 July 2025 Vietnam has no district level, so leases and residence registration use four new ward names: Nha Trang, Bac Nha Trang, Tay Nha Trang and Nam Nha Trang. Check that the ward in your contract matches the apartment’s real location.
Remote workers and singles: the centre around Tran Phu
The centre suits anyone who wants to walk to the beach in about five minutes, work from a coworking space and find a clinic nearby. Studios cost $320-500 a month by July 2026 market reviews, about $100-150 more than in the north. The price buys convenience, and it also buys noise: evenings and weekends are loud, and a higher floor makes a big difference to sleep. A photo of a sea view says nothing about the bars below, so I ask for a viewing after dark. Taxi drivers and street sellers are persistent, and pickpockets work the bars on Biet Thu Street after 22:00.

Winter stayers and families: the north beyond the bridges
The north, around Vinh Hai, Hon Chong and the Oceanus towers, is where most Russian-speaking winter residents settle. It sits about 5 km from the centre, a 10-15 minute motorbike ride, and the first-line towers are a few minutes’ walk from the sand. The beaches are quieter, and in winter the sea is calmer because offshore islands shield the bay from the monsoon swell. You get Russian-language shops, kindergartens and building managers who speak Russian.

The north also costs 20-30 percent less than the centre, with studios at $220-350. The downside is nightlife: there is almost none, and the old housing outside the big complexes is dated.
Quiet and cheap: the south around Lotte Mart
The south around Phuoc Long and the VCN Phuoc Hai complexes offers quiet without the isolation of An Vien. It is 2-3 km from the centre and roughly ten minutes on foot from the sea, with Lotte Mart and the Binh Tan market close by. Studios start around $200 and the fishing district of Phuoc Hai is cheapest of all. If the choice is between the north and the south at similar rent, I would take the south for the quiet and the north only when Russian-speaking neighbours matter to you. Restaurants and cafes are fewer than in the north, and the Russian-speaking scene is modest.

Parts of Nam Nha Trang flooded in November 2025, so ask neighbours how the street handles heavy rain before you pay a deposit.
Is the west of Nha Trang worth the discount?
The west, officially Tay Nha Trang, has the newest apartment complexes, gates, underground parking and big supermarkets such as Go! and Coop Mart. A one-bedroom of 56 m² rents for roughly $400-500 and some outer studios start near $150. Tenants tend to judge a block by its new lobby and its price, and skip the question of where the water goes when the street floods. It is 3-4 km from the centre and 10-15 minutes by motorbike from the sea. The catch is the Cai River floodplain.
The flood of 16-22 November 2025 killed 22 people in Khanh Hoa province, and streets in Tay Nha Trang and Nam Nha Trang went under, including 23 Thang 10 and Vo Nguyen Giap. The province has asked for about $200 million to rebuild drainage on seven rivers and canals. If you rent here, avoid ground floors and low-lying blocks.
An Vien: villas for families with a car
An Vien is a gated estate about 5 km from the centre, with villas, private pools, security and a calm beach called Paragon. Villas usually run from $800 up to $2,000 and above, and most owners want at least a year. There is little infrastructure inside, so you need a motorbike or a car. It fits a family that wants peace and can pay for it, while a single person staying two months will find it expensive and dull.

How much does a long-term rental cost, and who pays for electricity?
The table compares the five areas by typical home and price, using July 2026 market reviews and listings. Treat the numbers as a starting point for negotiation, because the final price depends on the floor, the row from the sea and the season. Budget flats usually come without a pool or security.
| Area | Distance to centre, km | Typical home and price, $ per month | Russian-speaking scene |
|---|---|---|---|
| Centre | 0 | studio 320-500 | Strongest |
| North | about 5 | studio 220-350 | Main community |
| South | 2-3 | studio 200-280 | Moderate |
| West | 3-4 | studio from 150 at the edges | Weak |
| An Vien | about 5 | villa 800-2,000 and above | Moderate |
Electricity is where tenants get overcharged. The household tariff from EVN is tiered, and its top tier is about $0.13 per kWh (3,460 VND). Listings often ask for a flat $0.17-0.19 per kWh. Since 25 May 2026, Government Decree 133/2026/NĐ-CP fines a landlord 20-30 million VND for charging above the EVN tariff and requires a refund of the difference. Heavy air conditioning can push a monthly bill from about $30 to $100-150. Internet usually costs $4-10 a month (100,000-250,000 VND) and is often included, and complexes with a management company add about $20-22 a month for it. Ask for the water charge in writing, because listings quote very different rates.
What should you check before signing the lease?
Ask to see the property title (the pink book) and make sure the owner’s name matches the contract. Record the meter readings on the day you move in, film the apartment and request the previous two months of electricity and water bills. Pay by bank transfer, never before an inspection, and get tariffs written in English in the contract. Viewing flats in person after five to seven days in a hotel pays off, because prices on the ground run 10-20 percent below the online platforms, while Telegram groups carry many grey listings.
Registration is the part people forget. Your landlord must report you as a temporary resident to the local police within 12 hours of check-in, or 24 hours in remote areas, as described by the immigration department. The second thing that goes wrong is the visa: a lease for six months does not help if your stamp runs out in three weeks and you have not left the country. A visa run from Nha Trang by Cambodia or Laos is doable with a coach ticket and the e‑visa portal. When the dates are tight, I handle the border and the new visa myself on BestBus Vietnam’s Nha Trang visa run schedule. Send me your visa end date on WhatsApp and I will tell you which departure fits.
Which area to choose: the short answer
Pick the centre for noise, cafes and coworking, the north for a Russian-speaking community and a calm beach, and the south for quiet at a lower price. Treat the west with caution until you have checked flooding, and keep An Vien for families with a vehicle. For the money side see the monthly budget for Nha Trang and the long-term rental guide.
You can track a lease end date and a visa end date in one calendar yourself, but a one-year lease and a 90-day visa run on different clocks and drift apart without anyone noticing. Message me on WhatsApp about your move and I will work out how to fit the visa inside your lease.
Frequently asked questions
How much deposit do landlords ask for in Nha Trang?
One month’s rent is typical for a stay of three months or more, and up to two months plus the first month in advance is still reasonable. Cheaper condos sometimes ask for $100-300 or nothing. Demands of 6-12 months upfront signal pressure.
When are rents highest and when can you bargain?
Prices rise 20-30 percent from December to March, when good apartments go quickly. From May to October the same listings drop by a similar amount if you negotiate. A prepayment of three months or more often earns a 5-15 percent discount.
Do you need a motorbike if you live outside the centre?
In the north or west a motorbike makes daily life easier, but you can manage with Grab. A ride from the Oceanus towers to the centre costs about $1.15 (30,000 VND). The bus No. 4 links the west with the beach in 15-20 minutes.
When is the rainy season in Nha Trang?
It runs from September to December, with October and November the wettest months and tropical storms most likely in September and October. Heavy rain matters most for low-lying streets, so view a flat after a downpour if you can.
Can you rent an apartment for just one month?
Yes, some apartment complexes accept a minimum of one month. Six to twelve months is more common for standard leases, and villas in An Vien usually require twelve.
